Bokeelia Home Inspections

What is a home inspection ?

The home inspection is an objective visual examination of the physical structure and systems of a residential property, from roof to foundation. A home inspection is like giving it a physical check-up. If problems or symptoms are found, the inspector may recommend further evaluation by a licensed contractor.

What does the home inspector do ?

My standard home inspection report will inspect the visible condition of the interior areas, central air conditioning system (temperature permitting), exterior areas, plumbing, electrical systems, the roof, attic, and visible insulation. All assessable walls, ceilings, floors, windows and doors; the foundation, slab, and visible structure.

Why do I need a home inspection ?

The purchase of  residential property for your family is not a decesion that should be taken lightly. There's a lot at stake and you should try to get the best information available to help you make an informed, buying decision. The best way is to have an experienced home inspector at your side when you review the property. You only have one chance to make a bad decesion, but multiple ways to make a good decesion. Consider the information from the inspector as an investment in property security through a guided review of your potential home. You need to learn as much as you possibly can about the condition of the property and if major and minor repairs need to be made before close of escrow. It's not good to have unpleasant surprises and problems after you move into your home. The inspection will show you a clearer picture of the good and bad of the house you are about to purchase.

Many experienced home buyers will tell you ugly stories of homes they fell in love with only to have the inspection reveal major, expensive, issues. You must listen to your wallet and common sense, not to your heart. If you choose the right home inspector, most home inspections will pay for themselves many times over.

Today's market, with so many vacant properties for sale that have visible and hidden damage, it's critical to have a home inspection. There's absolutely no excuse not to hire a qualified inspector to inspect a home before you buy it. Remember, you are buying the property "AS IS." This is no time to pick a cheap, fast, home inspection.

If you are already a home owner, a home inspection may be used to identify problems in the making and to learn preventive measures which might avoid costly future repairs and to place the property in it's best light. Small, visible repairs that the prospective buyer notice starts the process of doubt about the overall condition of the property. If there are small problems that were not corrected, how many  larger problems are there ?

If you are planning to sell your home, an inspection prior to placing your home on the market is a good prudent decesion. This will give you a better understanding of conditions which may be discovered by the buyer's inspector, and an opportunity to make repairs that will put the house in better selling condition before you place the house on the open market.

What type of ispections and costs ?

Not all properties are the same and the inspection price is adjusted to the property. My web site LINK will provide detailed information for you to choose the best inspection option for your property.

However, do not let cost be a factor in deciding whether or not to have a home inspection, or in the selection of your home inspector. The inspector's qualifications, including, experience, training, and the type of report provided should always be the most important considerations, not the fee that is charged. Like everything else, in the end, you get what you pay for.

Can I do it myself and save money ?

Even the most experienced home owner lacks the knowledge and expertise of a professional home inspector who has inspected thousands of homes in his career. An inspector is familiar with the many elements of home construction, their proper installation, and maintenance. He understands how the home's systems and components are intended to function together, as well as how and why they fail. In addition, most homebuyers find it very difficult to remain completely objective and unemotional about the house they really want, and this may affect their judgment. For the most accurate information, it is best to obtain an impartial third-party opinion by an expert in the field of home inspection. Remember, the home inspector could care less if you buy the property. I have to be focused on protectiong your intrest in the potential property and the inspection is my sole objective...nothing else.

Can a house fail an inspection ?

No. A professional home inspection is an examination of the current condition of your prospective home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what may need repair or replacement.

To be or not to be at the inspection there for the inspection?

It is not necessary for you to be present for the inspection, in fact, I seldom see my clients because of the short time, for the buyers to obtain a mortage, inspection and other requirements within 7-10 days. Although I send you your inspection report via e-mail within 24 hours, it's always good to be at the inspection if possible. I have a lot of local information that can prove to be a great time saver for you and your family.

What if the inspection report reveals problems ?

No house is perfect...what is ? If the inspector identifies problems, it doesn't necessarily mean you shouldn't buy the house, only that you will know in advance what to expect. A seller may adjust the purchase price or contract terms if major problems are found. If your budget is tight, or if you don't wish to become involved in future repair work, this information will be extremely important to you.

If the home is in good condition, did I really need ana home inspection ?

Well, look at it this way.Now you can complete the purchase with peace of mind. Now you know what you have in this home, what some of the issues the property has and some of the costs to repair them. And if your new to the area, think of the information you have received during the few hours you spent with the inspector...Priceless
