FAQ-Frequently Asked Questions

How long will the Home inspection take ?

A typical home inspection usually takes approximately 1-2 hours and less, if the property is vacant. Very old, very large or multi-family homes usually take longer. For example an old three family home may take 3 hours to complete. There is no time limit, but I almost never need more than 2 1/2 hours. Garden Style Condos usually take just an hour. Townhouse's usually take about 1 1/2 hours. Mobile Homes typically take about 2 hours due to the crawl spaces.

When will the Inspection report be ready ?

Inspection reports are e-mailed later that evening or first thing the following morning.

Why are our prices lower than most other home inspection  companies ?

I really cannot answer that question definitively. My best guess is that it is because our overhead is lower than other companies. As a single-inspector company I can keep a pretty tight rein on expenses. Fortunately, we have not had to spend a lot of money on marketing. We have found word of mouth and the internet to be effective in helping our small company survive and thrive.

How long have I been inspecting and building homes ?

I have been inspecting and building homes for more than 40 years in Florida, Pennsylvania and Maryland

Will I walk the roof ?

Roofs are obviously an important component of a home and I will make an honest effort to properly evaluate the roof. I will identify the type of roof, number of layers and possibly give an estimate of visible condition. I would estimate that at about 90% of the homes that I inspect, I do walk the roof. Unfortunately, South West Florida gets a lot of rain and walking a wet roof in bad weather will not be possible. Almost all roofs are at least partially walked if the weather cooperates. I do the best I can.

I am an INACHI (International Association of Certified Home Inspectors) Member

I am also Licensed by the State of Florida (#468) as a Home Inspector

Do you ,as the prospective buyer, have to attend the home inspection ?

No, but I would strongly urge you to attend the inspection if that is possible. Even if the home is in good condition I will try and give out some maintenance tips and practical advice to help you keep the home in good condition and hopefully further improve its condition. Whether the home is in good condition or needs a lot of work, I believe most prospective buyers are enlightened by being at the home inspection and are glad they attended it. For those out of state buyers or other buyers who cannot attend the inspection I will be happy to contact you by telephone the night of the inspection or the next day, if that is desired.
