The home inspection is a visual, non-invasive examination to identify mechanical and physical conditions of a residential property at the time of the inspection. Inspector will identify accessible defects and report it to the client in an inspection report. Components may include any combination of mechanical, structural, air condition systems, electrical, plumbing, and roofs or other systems of the property.
The home inspection is intended to assist in the evaluation of the overall condition of the property that is based on a visual observation of the accessible components of the residence at the time of the inspection. No estimates of future problems will be in the report because, like you, I can not predit the future of any mechanical device or material.
There is no inspection that will reveal every concern or condition that exists or ever could exist, because of the physical limitations of the property.
Defects found during the inspection will be reported as a condition of the property that would have a negative impact on the value of the property, or a physical hazard that involves unreasonable risk to people and property.
My inspection report will describe and identify, in a written, narrative format with embeded photographs, the assessible, inspected systems, structures, and components of the property, and identify material defects observed during the inspection.
Inspection reports may contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by licensed,professionals. You may not agree that an inspected item is a defect, but the report is yours to do with as you please. I will not tell you that you have to correct a problem unless it is a safety hazard that will cause personal injury.
The inspection usually takes about 1-3 hours to complete. This of course may vary, according to the size and condition of the home and if the property is vacant. A vacant property has no personal stored items and furniture to obstruct a view of the walls in all rooms. I can move faster.
I always encourage my clients accompany the me during the inspection, if possible. This will give us time to talk about the property and for you to ask questions.
With the inspection report, photographs and a visual inspection, you shold have enough information to make an informed decision on the home.
